A new construction condo in the heart of Chelsea.
Working with Martin Kapell of think! architects, the project includes the demolition of an existing mixed-use building and the construction of a poured in place concrete building with luxury condominium units, a landscaped rear yard and a rooftop with an outdoor kitchen. The development includes a duplex three bedroom unit, floor-through simplexes and a penthouse with a private rooftop terrace.
STUYVESANT HEIGHTS CONDO
An eight unit residential new construction condo.
USC purchased a longtime vacant lot on a historic thoroughfare in Bed Stuy with the intention of constructing, from the ground up, a poured in place concrete building of 8,645 sf with seven residential units, on seven floors, with a mix of units types. The cellar will include a gym, private storage for each resident and bike storage and the rooftop will have a patio for residents as well as an outdoor kitchen. The site benefited from the purchase of additional air rights from a neighboring property.
BEDFORD STUYVESANT MIXED-USE
Non-Performing Loan Acquisition
Urban Standard Capital acquired a non-performing loan with a current unpaid balance of +/-$1MM secured by an approximately 6,000 square foot mixed-use building containing 1 commercial unit and 4 residential units located in the Bedford Stuyvesant neighborhood of Brooklyn.
BEDFORD HISTORIC DISTRICT
USC's first Bridge Loan in one of New York City's newest historic districts.
Urban Standard Capital originated a $1.4M loan secured by a 4 story mixed-use building on a corner with 3 residential units and 1 commercial store in the Stuyvesant Heights section of Brooklyn. The borrower came to Urban Standard seeking a bridge loan while he finalized a building renovation and completed lease-up prior to obtaining conventional long term financing.
ST. NICHOLAS PARK RENTAL
A six unit multifamily rental in need of a facelift.
Urban Standard Capital acquired a multifamily rental property on a beautiful block in Central Harlem near St. Nicholas Park and in close proximity to the burgeoning 125th Street corridor. The building suffered previously from poor management. USC plans to invest significant resources to modernize the building and restore this historic property. Additionally, the building is significantly underbuilt allowing for the creation of additional residential units.
